Development of the ZIL territory could cost 134 billion rubles to LSR
Andrey Molchanov LSR Group won the tender for the construction of housing and offices on site of Factory named after I.A. Likhachev in Moscow, defeating sole challenger — “Construction investments” company owned by Viktor Vekselberg. The investor will need 134 billion rubles for development of the 65 hectares, and it will be able to revenue about 207 billion rubles.
For its own account, the investor would perform dismantle of the buildings, removal of the sanitary protection zone of the territory allocated for housing, moves mains systems and eliminates the objects of civil defense, added in the Department of competition policy.
In the presentation of ZIL, published on the website of the Tender committee, said that the project will cost about $ 134.4 billion, excluding the cost of the contract for the development of the ZIL area. Proceeds from sale of constructed objects will be approximately 207 billion rubles, internal rate of return (IRR) will be equal to approximately 21%, says Partner of the Strategy Partners Group Elena Kiseleva.
