The residential complex for pensioners is planned for construction in an area 70 km away from Moscow. SC Russian Property is the assumed contractor to construct a dedicated village for the people with minimum age of 55 years. The project concept was elaborated by Strategy Partners Group consulting company.

The idea of a ‘55+’ age category village construction is based on the foreign experience. Approximately 50 years ago the Del Webb Corporation constructed a village in Arizona, close to Phoenix, the capital of the state. To differentiate the offer on the saturated property market the corporation decided to introduce a minimum age limit of 55 years for the future residents, the presentation materials prepared by Strategy Partners Group tell. – This project put a beginning to a new phase in the development of the specialized property market for the elderly’. Later the developed countries took up the mass construction of the residential areas for the elderly in such formats as Independent Living, Assisted Living, Skilled Nursing etc. ‘Based on the insufficient penetration of the elderly assistance services in Russia the necessary prerequisites have formed for the development of high quality private facilities oriented at people with medium level of income ‘, - the project authors believe.

According to the Strategy Partners Group presentation materials, SC Russian Property is looking at the opportunity to construct the pensioner village in Zhukovsky Disctrict in Kaluga District, at a distance of 70 km away from Moscow and 18 km away from the city of Obninsk. The 20ha land lot is located in the Gorodok village.
